You set-up your applicant selection criteria in the screening system, and then every applicants’ screening results are automatically analyzed using your criteria and a decision is rendered. Eliminates subjectivity and manual analysis of reports. The final decision is yours…accept the automated decision or allow management to override. Saves time! Unlike Decision-based screening, Decisionless simply provides the applicant’s history for you to do your own analysis. You still get all information available such as Identity Verification, credit, criminal, eviction in an easy to read format.
For Landlords organized as sole proprietors or general partnerships Domin-8 offers a comprehensive screening solution including a credit screen, however the details of the applicant’s credit report are not available to the landlord. The applicant’s history is run through the landlord’s applicant selection criteria and if the applicant fails a credit related requirement, the report will indicate what credit requirement the applicant failed. For example, if the landlord’s selection criteria doesn’t allow any open collection accounts with an ‘essential’ utility company, the screening report will indicate the applicant failed that test but will not provide any specifics on the collection accounts themselves. An Adverse Action Letter is included in the report that can be given to the applicant so they can get a copy of their own credit report for their own investigation.
Step screening allows you to run each screening test (criminal, credit, eviction, etc.) in a pre-determined sequence and if an applicant fails a test, you have the option to not continue with the rest of the screening steps…potentially saving you money.
For example, you could start all applicants with the multi-state criminal database records search and if the applicant is found to have a serious declinable criminal record, you can avoid wasting money on credit and eviction record searches. If the same applicant passed the criminal test, you can opt to continue with the other steps until the applicant fails another test or passes all tests. If an applicant fails a test, you can also opt to continue with the other tests to get a more complete picture of the applicant’s background before you make a final decision.
