Domin-8's property management software solutions offer the option of fully integrated Background Screening, an automated applicant screening service. Domin-8 Background Screening:

  • Analyzes leading data sources of credit records, as well as criminal and eviction histories,
  • Leverages your established tenant selection criteria to deliver quick decisions on whether an applicant household should be approved, declined, or approved with conditions.
  • Enforces decisions and ensures compliance throughout the leasing process. Only authorized persons can over-ride the decision and complete the move-in process.

Domin-8 Background Screening automatically analyzes the results for you and helps make the decision. The result is enforced throughout the leasing process, ensuring that only qualified applicants become residents. 
  • Report and Audit Trail - Because the same rules are applied consistently to all applicants, Fair Housing requirements are met, and an audit trail is created to document the results of the screening and the status of the applicant. 

Background Screening Risk Profile

The Background Screening Risk Profile uses parameters to determine approval for a lease based on the results of the selected screening tests and parameters you choose:

  • Credit - The screening for credit history is based on the applicant's FICO Score , as well as several additional screening criteria as specified by management.
  • Criminal - The screening for criminal history is based on the classification of the severity of the crime (Felony or Misdemeanor), the type of crime (Weapons, Sex Offense, Drugs, etc.) and the date of conviction.
  • Eviction - The screening for eviction history is based on the number and age of the evictions. Once a Risk Profile is created, it can be applied to an entire portfolio or specific properties within the portfolio. These profiles can then be progressively modified to adjust for regional or demographic conditions. 

Configurable Decisions

The Background Screening Risk Profile determines if applicants should be approved, declined or approved with conditions, allowing management to assign multiple approval levels based on the screening results. If a household is approved with conditions, management can determine conditions that must be met before the household can be moved in, including additional month's rent or a specific deposit amount. These requirements are then enforced during the leasing process. To ensure compliance with regulations, an Adverse Action Letter is automatically generated and mailed to all applicants who are not approved outright.

National Credit Report

Domin-8's Background Screening integrates with Equifax, one of the leading national credit bureaus. The credit screening process also includes SafeScan which compares applicants' information against the Equifax national fraud system and issues possible identity fraud warnings. 

Local County Criminal Search

Domin-8 Advanced Screening includes a search of county-level criminal records using the applicants last known/available address. To check for potential criminal record history outside of that jurisdiction, we add our Multi-State Criminal Data Base search. 

Multi-State* Criminal Search

Domin-8's Background Screening integrates with one of the country's largest criminal records sources. 

Our background screenings provide a comprehensive review of electronically available state and county criminal record repositories, and prison, parole and release files from state Department of Corrections, Administrative Office of Courts and other state agencies. All aspects of the criminal searches are in compliance with the Fair Credit Reporting Act (FCRA). 

Background Screening also reports identity matches with available state Sex Offender registries, as well as terrorist and national security threats through The Office of Foreign Asset Control (OFAC). 

Multi-State Eviction Search

Domin-8's Background Screening also integrates with one of the largest, standardized, eviction history reporting agencies in the country. They review billions of public records and organize the results into a single, concise report that highlights an applicants rental history.
